4 reasons why you should have your roof inspected annually
1.   Flat roofs can hold water (in a puddle). The water expands when it freezes, causing the material to stretch. Stretched materials can get holes, causing your roof to leak. Seems can come apart.
2.   Washers around screws on metal roofs can break down in the NM sun, leaving many small holes in your roof and causing water leaks. Caulking around penetrations can leak.
3.   Tile roofs – tiles and mortar can break with the winds. Having the properly laid underlayment will prevent roof leaks.
4.   Shingles – rubber boots on the roof penetrations can wear out. As the shingle gets older, the glue strip wears out and the shingle doesn’t stick anymore. Old shingles edges can curl or swell.
